Types of water (Category 1–3)

Category 3 — Black
Sewage/groundwater. Requires strict containment, sanitation, and more removal of affected materials.
Materials & salvageability
- Drywall: Often dryable if edges are intact and swelling is minimal.
- Baseboards/trim: Swollen MDF typically requires replacement; wood can sometimes be saved.
- Cabinets: Solid wood fares better than particleboard; we test, dry, and decide.
- Flooring: LVP/Tile generally salvageable; engineered/hardwood depends on time & moisture.
- Carpet: Often saved in CAT 1 events; pad may be replaced depending on saturation.
- Insulation: Wet insulation typically removed to dry cavities properly.

Do you lift or remove flooring?
Only when moisture is trapped or materials are non-salvageable. We use targeted openings to minimize repairs.
Will you remove baseboards or drywall?
We assess with meters/thermal imaging. Removal is selective and only when necessary to dry cavities or remove non-salvageable materials.
Do you test for mold?
We perform visual and moisture inspections. For sampling, lab analysis, or post-remediation clearance, we coordinate independent third-party IEPs.
How loud/warm is the equipment?
Air movers and dehumidifiers create airflow and some heat. This is normal and speeds drying. We size equipment appropriately.
Do you bill insurance?
We provide detailed documentation and can coordinate with your adjuster. Billing arrangements vary by carrier; we’ll review options with you.
