Do You Need Mold Inspection or Mold Remediation?
Many mold calls start with one of these signs. If you are unsure, call first — we can usually tell you whether you need a quick inspection, a moisture check, full containment, or an independent mold test.
Visible Mold or Dark Spots
Growth on drywall, baseboards, cabinets, ceilings, closets, attic sheathing, or bathroom surfaces should be evaluated before it is disturbed.
Musty Odor
Earthy or “old basement” odors that return after cleaning can point to moisture or hidden growth behind surfaces.
Past Leak or Water Damage
Plumbing, roof, shower, AC, or appliance leaks can leave moisture in drywall, framing, insulation, or subflooring.
Bathroom, Kitchen, or Vanity Mold
Slow leaks behind vanities, tubs, showers, dishwashers, and refrigerator lines often affect hidden cavities.
Attic or Crawl Space Mold
Poor ventilation, condensation, roof leaks, damp soil, or long-term humidity can create mold-prone conditions.
Sensitive Occupants
Children, seniors, asthma sufferers, and allergy-sensitive occupants may need extra care and clean containment practices.
Before You Touch Mold: Quick Safety Steps
Do
- Take clear photos before disturbing the area.
- Stop the water source if it is safe and possible.
- Keep children, pets, and sensitive occupants away from the affected room.
- Call before opening walls, ceilings, or cabinets.
Don’t
- Do not sand, scrape, or aggressively scrub moldy materials without containment.
- Do not run fans that can spread dust or spores to clean rooms.
- Do not rely on paint, bleach, fogging, or deodorizer as the full solution.
- Do not assume the area is dry because the surface feels dry.
Mold 101: Why Proper Remediation Matters
What Mold Needs to Grow
Mold is a fungus that spreads by microscopic spores. Indoors, it usually needs moisture, organic material such as drywall or wood, and time. Growth can occur behind walls, under flooring, inside cabinets, in attics, or in crawl spaces.
Why “Spray Only” Is Not Enough
Fogging, deodorizing, or spraying alone does not remove contaminated materials or settled dust. Durable remediation usually requires containment, source removal, HEPA filtration, cleaning, and moisture correction.
Common causes we see in homes and buildings
- Slow plumbing leaks under sinks, inside walls, behind vanities, or near supply lines.
- Roof, window, stucco, or flashing leaks during storms or wind-driven rain.
- Condensation in AC closets, bathrooms, laundry rooms, attics, and cold corners.
- Past water damage that “dried on its own” but left moisture trapped inside assemblies.
- HVAC issues such as clogged condensate lines, misaligned pans, or humidity problems.

Our technicians follow IICRC S520 mold remediation and IICRC S500 water damage principles, focusing on safe containment, source removal, HEPA cleaning, moisture control, and clear documentation.
How Our Mold Remediation Process Works
-
1Assessment & Moisture Testing We inspect the affected area, surrounding rooms, and likely moisture source using visual checks, moisture meters, and thermal imaging when helpful.
-
2Containment & Negative Air We isolate the work zone with containment and negative air where appropriate to help protect clean areas from dust and cross-contamination.
-
3HEPA Filtration & PPE HEPA air filtration and proper protective equipment are used based on the scope, affected materials, and work conditions.
-
4Source Removal Impacted drywall, insulation, baseboards, cabinets, or other materials are removed in a controlled way when cleaning alone is not appropriate.
-
5HEPA Vacuuming & Detail Cleaning We perform multi-stage HEPA vacuuming and damp wiping to remove settled dust and contamination from the containment area.
-
6Drying & Humidity Control If materials are still wet, we use drying equipment and monitoring to bring conditions back toward proper dry standards.
-
7Documentation & Optional Third-Party Clearance We document the job with photos, notes, and readings. If clearance testing is needed, it should be performed by an independent third-party IEP.

Mold Inspection & Remediation FAQs
Do I always need air testing?
Not in every situation. If growth is visible and the moisture source is clear, many projects move forward with source removal and controls. Sampling and lab testing by an independent IEP are useful when the source is unclear, documentation is needed, or post-remediation clearance is requested.
How quickly can mold grow after a leak?
On wet materials such as drywall, wood, or carpet, growth can begin within 24–48 hours depending on conditions. The sooner moisture is controlled and materials are dried or removed, the less chance there is for spread.
Is fogging or spraying alone enough?
No. Deodorizing, fogging, or “spray-only” approaches do not remove contaminated materials or settled dust. Proper containment, source removal, HEPA cleaning, and moisture control are usually needed for a durable solution.
What is included in your mold assessment?
We review visible conditions, leak history, odor concerns, moisture readings, surrounding materials, and likely scope needs. Thermal imaging is used when helpful. If sampling is warranted, we coordinate with an independent IEP.
Who performs post-remediation clearance?
Post-remediation clearance testing, when needed, should be performed by an independent third-party IEP. We coordinate timing and provide documentation from the remediation phase.
Can you help find the leak too?
We use moisture diagnostics and thermal imaging to locate likely wet areas and possible sources. When a licensed trade such as plumbing or roofing is required, we can coordinate while we focus on mitigation and remediation.
Will you work with my HOA or property manager?
Yes. We regularly prepare scopes, schedules, photos, and notes for HOA boards, property managers, landlords, and tenants so approvals are easier to review.
How long does mold remediation usually take?
Small localized projects may take 1–2 days. Multi-room, attic, crawl space, or heavily affected projects vary depending on demolition, drying, access, and clearance requirements. We give you a realistic timeline after assessment.
Is it safe to stay in the home during remediation?
It depends on the scope, layout, and occupant sensitivity. We isolate work zones with containment and negative air where appropriate. Some clients remain in unaffected areas; others choose to be away during active demolition.
Will insurance cover mold?
Coverage depends on the policy and cause of loss. We document thoroughly so you have information to share with your carrier, but coverage decisions remain between you and your insurance company.
Do you handle small mold jobs?
Yes. A small vanity leak, shower leak, refrigerator line leak, or closet odor can still involve hidden moisture. Addressing it early often reduces disruption and cost.
