Do I Need a Mold Inspection?
Musty Odor
Earthy or “old basement” smells that keep coming back after cleaning often point to hidden growth behind walls, under flooring, or in cavities.
Recent or Past Leak
Plumbing, roof, AC, or appliance leaks in the last 1–12 months can leave moisture in drywall, framing, or subfloor even when surfaces look dry.
Visible Spots & Staining
Dark spots, fuzzy growth, bubbling paint, warped baseboards, or discolored caulking are all warning signs that should be checked properly.
Health Symptoms
Coughing, congestion, headaches, or itchy eyes that improve when you’re away from the property can indicate indoor air quality issues.
Active water present right now? Fix the source and dry correctly first. See our Water Damage Remediation page for details.

What is mold?
Mold is a type of fungus that spreads by microscopic spores. Indoors, it needs three things: moisture, organic material (like drywall, wood, dust), and the right temperature. Growth can happen behind walls, under floors, and in attics or crawl spaces where you can’t see it.
Common causes we see in homes & buildings
- Slow plumbing leaks under sinks, inside walls, or behind vanities.
- Roof or window intrusion during storms, wind-driven rain, or failed flashing.
- Condensation in cold corners, AC closets, and poorly vented bathrooms or laundry rooms.
- Past water events that “dried on their own” but left moisture trapped in assemblies.
- HVAC issues like clogged condensate lines or misaligned drip pans.
Why professional help (not just spray or fogging) matters
Damp materials can support growth in as little as 24–48 hours. Wiping or fogging alone doesn’t remove contaminated materials or dust and can actually push spores to other rooms. Proper containment, negative air, and source removal are what stop cross-contamination.
Health considerations
- Respiratory irritation: coughing, wheezing, sinus issues — especially in people with asthma.
- Allergic reactions: sneezing, itchy eyes or skin; kids and seniors are often more sensitive.
- Long-term exposure: ongoing symptoms, persistent odors, and poor indoor air quality.
- Pets can also show irritation in confined, affected spaces.
Bottom line: if you see spots, smell mustiness, or had a leak, it’s worth getting a proper inspection instead of guessing.

How Our Mold Inspection & Remediation Process Works
-
1Assessment & Moisture Testing Visual inspection of affected and surrounding areas plus moisture readings and thermal imaging to track the actual footprint, not just the visible spots.
-
2Containment & Negative Air We isolate work zones with plastic containment and negative air machines to help prevent cross-contamination to clean rooms.
-
3HEPA Filtration & PPE Continuous HEPA air filtration in the work zone and proper protective equipment for our crew according to scope and conditions.
-
4Source Removal Controlled removal of impacted drywall, insulation, and other materials — no “spray-only” or fog-only shortcuts where removal is needed.
-
5HEPA Vacuuming & Detail Cleaning Multi-stage HEPA vacuuming and damp wiping of surfaces in the containment area to remove settled dust and spores.
-
6Drying & Humidity Control When moisture is present, we set up drying equipment to bring materials back to proper dry standards so the problem doesn’t come right back.
-
7Verification & Documentation Final visuals and readings are documented. Post-remediation clearance air testing is performed by an independent third-party IEP when needed.

Mold Inspection & Remediation – FAQs
Do I always need air testing?
Not in every situation. If growth is visible and the moisture source is clear, many projects move forward with source removal and controls only. Sampling and lab testing by an independent IEP are recommended when the source is unclear, documentation is needed, or for post-remediation clearance.
How quickly can mold grow after a leak?
On moist materials like drywall, wood, or carpet, growth can begin within 24–48 hours. The sooner moisture is controlled and materials are properly dried or removed, the less spread and cost you typically face.
Is fogging or spraying alone enough?
No. Deodorizing, fogging, or “spray-only” approaches do not remove contaminated materials or settled dust. Proper containment, source removal, HEPA cleaning, and moisture control are required for a durable solution.
What’s included in your inspection?
We perform a visual assessment, moisture testing with meters, and thermal imaging where helpful to understand the full affected area. If sampling is warranted, we coordinate with an independent IEP for collection and lab analysis.
Who performs post-remediation clearance?
Post-remediation clearance air testing, when needed, is performed by an independent third-party IEP. We coordinate timing and provide project documentation; they provide lab-backed clearance reports.
Can you help find the leak too?
We use moisture diagnostics and thermal imaging to locate likely sources. When a licensed trade such as plumbing or roofing is required, we can coordinate with appropriate contractors while we focus on mitigation and remediation.
Will you work with my HOA or property manager?
Yes. We regularly prepare proposals, schedules, and photos geared toward HOA boards, property managers, and landlords so approvals move more smoothly.
How long does mold remediation usually take?
Smaller bathroom projects may complete in 1–2 days, while multi-room or complex projects vary depending on demolition, drying needs, and access. We give you a realistic timeline once we see the site.
Is it safe to stay in the home during remediation?
We isolate work zones with containment and negative air. Some clients remain in other parts of the home; others choose to be away during active demolition. Sensitivity varies, and we’ll advise based on your layout, scope, and comfort level.
What if I smell a musty odor but don’t see anything?
Hidden growth behind walls, under flooring, or in cavities is common. Moisture readings and thermal imaging are key tools we use to locate and define the problem before opening anything.
Will insurance cover mold?
Coverage depends on policy language and the cause of the loss. We document thoroughly so you have what you need if you choose to file a claim, but all coverage decisions are ultimately between you and your carrier.
Do you handle small jobs?
Yes. Even a small vanity leak or fridge line leak can cause hidden mold in a wall cavity. Addressing it early usually means less disruption and lower cost than waiting.
